In July, I presented my valuation report for the sale of a detached living space in Beşiktaş Etiler region and the marketing activities I planned to do at home and abroad to find the right buyer, to two shareholders.
After about 2.5 months, they contacted me again in early October and we discussed the details of my working method and road map.
Then, about 10 days ago, their lawyers started preparing the sole authority agreement and I noticed that there was a third shareholder in the agreement.
The relevant shareholders stated that the third shareholder also wanted to talk and meet me.
By the way, all of the shareholders live abroad.
We had a 40-minute conversation with the last shareholder and his father via WhatsApp at the beginning of the week.
The meeting was quite fast-paced and I thought it was progressing positively.
According to the information I received a day later, the shareholders informed me that they would start working with my real estate agent colleague, with whom they had previously worked.
When I asked why, they stated that they thought it would be better to move forward with someone they already know, instead of moving forward with the new unknown.
One sentence they said made me realize one of the possible approaches of the property owners.
“The work to be done is already clear. The important thing is continuity.”
I wonder what the property owners perceived, given the work to be done. What is the professional real estate agent's perception of the marketing and sale of such a valuable property?
Let's assume that the real estate agent perceives what needs to be done. How easy it is to implement these effectively in practice and how much time-consuming infrastructure is required.
In my opinion, one of the important topics that need to be developed in the real estate profession is the spirality of the dynamics that form the decision mechanisms of property owners.
