The main expectation of the real estate owner is to sell at the highest price as quickly as possible.
In order to achieve this basic expectation, demand must be high and comparable prices must be supportive.
As far as I have experienced and observed, the year 2023 is quite stagnant.
When I talk to real estate colleagues I know who make transactions, they say that their basic approach is to keep the price at an attractive level among their peers.
In this approach, the highest price target is not realized.
I was predicting that a flat I was trying to sell in Gayrettepe could sell for 850 thousand TL in the second half of 2020.
My real estate colleagues were saying that these price levels were impossible, based on their past experiences in the region.
Despite my hard work, the offers I received were around 720 thousand TL.
In fact, after a certain period of time, my communication with the owner of the property started to deteriorate because I could not sell it.
I thought I analyzed the region well. However, I was careful to ensure that my marketing efforts were target-oriented and intense.
Within the next month, I was able to sell the flat for my target price of 850 thousand TL.
In my opinion, mastering the dynamics that will affect real estate pricing in the region, making accurate analysis, and carrying out effective and comprehensive marketing activities are essential to becoming an expert real estate agent.
