About a month ago, we started the process with the owner of an apartment in Gayrettepe to authorize its sale. At the last minute, the negotiations were interrupted, and I haven't heard from the owner since.

About a month ago, we started the process with the owner of an apartment in Gayrettepe to authorize its sale. At the last minute, the negotiations were interrupted, and I haven't heard from the owner since.

During the week, it occurred to me, and I called the owner's son.

He told me he was no longer involved.

Afterwards, I checked the listing portal and saw the listing from another real estate agent colleague.

The price was about 15% higher than my valuation. The listing content wasn't optimal for maximum visibility either.

Then, about three weeks ago, I remembered a conversation I had with a similar property owner's real estate agent in another city.

When the property owner put his apartment in Beşiktaş up for sale, about 3 years ago, he could buy approximately 35 one-bedroom apartments in a new building in Kırklareli.

Now, he can only buy 2.

When I presented the property owner with my 28-page valuation study, he said he found my valuation too low and that he based it on the price he paid 16 years ago in dollars.

In my opinion, an important point that the real estate owner should be aware of is this:

"Should he use the most accurate pricing based on comparable properties and current market conditions as a guide, or should he choose a price level that makes him feel good?"

On the buyer's side, the issue is extremely clear and concrete.
